Housing types and their history
Buildings are honest about their age if you know where to look. Roof pitch, window proportion, wall thickness, chimney position and the way a building meets the ground all narrow the date, and the date predicts most of what a home will ask of its owner.
Solid walls and the buildings that have them
Older housing is typically built with a single thickness of masonry and no cavity. Such walls handle moisture by absorbing and releasing it, which works while the surfaces stay breathable and fails when they are sealed with impermeable renders, paints or floors.
Most damp problems in old buildings are the result of a well-meant modern repair rather than the original construction. The practical implication for an owner is that materials matter as much as workmanship.
The terrace
Rows of narrow houses sharing party walls, built in enormous numbers where land near work was expensive. They are efficient to heat because they lose heat on two sides rather than four, and they constrain change because there is no side access.
The recurring issues are shared: rainwater goods over a long run, a roof that is really several owners' roofs, party wall matters whenever anyone digs, and rear extensions that steadily consume small gardens.
Interwar suburban housing
The semi-detached suburb is the product of cheap peripheral land, new transport and mass mortgage lending. Bay windows, generous plots, hipped roofs, and the beginnings of cavity construction.
This stock generally adapts well: it has space beside and behind, plots that permit extension, and layouts that survive the removal of a wall. Much of it now carries several generations of alteration, which is why its paperwork history matters when it is sold.
Postwar building
The decades after the war brought system building, new materials and a great deal of experimentation, some excellent and some not. Non-traditional construction, meaning anything other than masonry and timber, needs identifying early in a purchase because it affects both repair and lending.
Flat roofs, large single-glazed openings and early insulation practices are the recurring maintenance themes.
Flats and conversions
A purpose-built block is designed as a single structure with shared services, a management arrangement and a service charge. A converted flat is a slice of a house that was never designed to be divided, and the two behave differently: sound transmission, drainage routes, and responsibility for the roof are all clearer in the former.
For either, the terms of the lease, the length remaining and the health of the management arrangement matter as much as the rooms.
